Day 1: Agenda - Marketing & Acquisitions
Morning Session: On
day one both Than Merrill and Pat Precourt will be teaching all of

The most glaring problem I have seen in most real estate investors businesses is that too many people are working IN their business and NOT ON their business. Two weeks ago I spoke with Mike from Virginia who is currently buying 15 houses a year yet he is still doing a lot of the marketing and selling of the properties himself. In fact, when he spoke to me he was on his way to drop off some direct mail campaigns at the post office. I said: Mike, are you an IDIOT? Why are you still doing this? Why don’t you have an assistant who does this for you? Your time is more valuable than that and you should be spending time on tasks that generate more revenue. You see you can’t grow a business alone for very long. The faster you get other people doing the jobs you shouldn’t be doing the more money you will make and the less time you will have to spend doing it. You see I have students doing 30, 40, and 50 houses a year, but I can’t think of one who does all of the work themselves.
When you create a solid system and implement that system in your business, you are setting up the infrastructure to be successful. Truly efficient companies have detailed systems in place. This allows them to insert new people at any time into any position and not skip a beat. By doing this, you can remove yourself from certain responsibilities as well as quickly and efficiently replace employees whenever necessary. This allows you to run your business rather than have your business run you. If you are not able to create an effective system, you will always be a prisoner within your own business.
